Before the project

This family of four live in a pretty house in Staten Island, New York, and have lived in this house for the last seven years with a mortgage of 20 years and a house value of $750,00 including 4 bedrooms and 2 bathrooms. The single home was built over 20 years ago. The home was looking old-fashioned and needed modernizing. They earn medium incomes so they could only do part of the house at a time. They were given a budget of $8,000 to redo the living room from his parents.

The living room had cherry oak floors, baseboards, and moldings. Although in its day it was admired, however in modern times it looked dated. They couldn’t afford to take out the oak and decided to live with it by updating the look with new decoration and furniture. 

The finished project 

They decided to paint the large bookcase fireplace surround with off-white wood paint that would last and withstand wear and tear. They had a brand new gas fire fitted that has safety glass. They decided to keep the floor, although it wasn’t their choice, and use large rugs to enhance the room. All the window frames have oak trim except for the right-hand side windows that are white so they look a little unbalanced. This was solved with layered curtains and blinds to balance the look and is to be more energy efficient. 

 The room was decorated in a modern farmhouse style, as Mum loves to watch décor shows and had seen this look and loved it. The whole area needed to be made child-friendly for the two sisters five and one, and a small play area added entertainment for the oldest sister, with a large storage box to keep the toys tidy. 

The living room needed plenty of seating and storage around the fireplace for family and friends to visit. The most successful change to the room was that the dining room was next to the living room and had the office in the living room. Swapping the areas around to make the two rooms more functional was an obvious choice, allowing the office to be away from noise and children. The dining area made more sense to be in the family room next to the kitchen.
